What is a C’Estimate?

A C’Estimate is an indicative market value for a care home. It is produced by a proprietary model built on the relevant public record: recorded property sales, the regulators’ registers, and land-registry ownership. It is not a valuation and does not replace one: a care home is trade-related property, and its worth depends on occupancy, fee rates and payer mix, which the public record does not hold.

How is it calculated?

The model is proprietary. Every figure is built from the public record, under open licences — nothing is bought from anyone. It is drawn from care home sales actually recorded and applied to the characteristics of each home — its type, its size and where it is. Each home is matched to its own title, so the figure is for the building, never for the company that runs it.

Why is a range not always shown?

A range is shown only when it rests on the observed spread of comparable sales and that spread is tight enough to inform. Where the sales for a home’s profile spread too widely, only the figure is published — a wide interval would say nothing, and an artificially narrow one would suggest a precision the data does not support.

My home is part of a group. Which figure is this?

Is my occupancy or fee information shown?
